CONTRACTING                                                                       We generally contract under the following platforms. 1.       General Construction Manger (GCM) In this arrangement projects are larger and require multi-trade disciplines to be successfully completed. Acting as the GCM, we contract with the owner for oversight and trade management for the project. The contract method is a negotiated “ Not to Exceed Specific Sum “ contract  between the GCM and the Owner. BSA Management manages and maintains properties for real estate owners in the tri-state area including Philadelphia, New Jersey and New York.  We are working with BSA Management to provide property repair assessments, repair estimates and actual repair maintenance.  We believe in our preventive maintenance policy and use our customized building assessment report to identify existing as well as potential long term repair issues that can save owner's money in their life cycle budget line item.

We install drywall ceilings. Our method involves removing plaster and lath from the existing ceiling. Installing a new 2"x4" wood stud framed ceiling support by steel metal track. We anchor our frames to the structural roof rafters above. Our objective is to build our ceilings to last as long as the original ceiling being removed. We tape, finish and sand our ceilings with attention  to seam detail and apply a combination primer and finish paint as our primer. We find that a flat finish paint is more receptive to the final finish coats. We have always used MAB paint products; now Sherwin-Williams, we maintain our relationship with a high quality paint product provider. Fixture by owner.
