Benefits of Hand Drafting

We produce and manage the production of design drawings for your project.

The first thing to remember is that the having drawings of your building has many benefits. You will need drawings to complete many different types of projects.

Your project concierge will help you to:

  • take advantage of having drawings of your existing to assist with a sale.
  • produce drawings for your construction projects
  • file drawings for permits and city approvals
  • help design and make changes as your ideas change
  • convey the details of your vision for your project
  • produce hand drawings or electronic drawings whichever you prefer.

Existing condition drawings are a great source of quickly conveying information to bankers, clients and colleagues. Especially when it is important to convey the same information to owners, contractors, suppliers and other vendors while requesting prices and quotes. Although drafting techniques have greatly  evolved with the use of computer aided drafting software, there are instances where a hand drawings can be utilized and less costly.

Hand drafting is an art, much like the 35mm camera, the art of aperture control, shutter speed in the creation of amazing photographs can't be replaced by the digital age. I have never seen a photographer on the side line at a basketball game with a digital camera. Creating hand drawings invokes a connections to whats being drawn that one other method can invoke. For obvious reasons, computer aided drafting software add benefit when drafting repetitive floors, making changes etc. but for the simple drawing or documenting a single floor, hand work is still a very useful tool.

Don't Over Estimate Value -Selecting Finishes

We understand and manage the value of finishes for return on investment.

The first thing to remember is that everything the glitters isn't gold and won't give you the return on investment you intend.  You will need to consider the importance of recognizing a fade when you see one, Remember the digital watch, the pager, etc.

Your home improvement concierge will help you to:

  • identify finishes with long lasting functionalism
  • identify materials that are durable and not just good looking
  • identify materials that stand up to heavy use
  • identify materials that have an established return value on the investment
  • recommend appliances that have good warranties since everything breaks.
  • recommend finishes that have a median replacement value
We look for value along with beauty and durable to assure your long term comfort. Here are just a few things to think about from a resale market perspective.

Don't over estimate value. Do you remember the first digital watch, or even better the first cellular phone. Understanding the end user market you are trying to attract and the overall objective of your investment strategy will be your key to success. Material selections for rental properties verses flip properties for new homeowners can be the most critical decision you'll make when investing. The market will tell you that granite counter-tops hardwood floors and ceramic tile are the only features that will sell the rental unit or newly renovated home. Although this is not totally untrue, care should be taken to evaluate your market and the end user and the importance of maintaining installed products.

I remember when Formica counter tops where touted as the next best thing to sliced bread. I also remember when brown, white or patterned wall paneling was more widely used then drywall. I'm not suggesting that these materials weren't the right choices at the time, I'm merely suggesting that materials are marketed for both the public's perception of style at the time and the manufacturers play on that desire verses need. After all does a stainless steel stove cook better then a black or white stove, is it easier to clean.
I contend that composition is just as important as style. How a kitchen is arranged is just as important as style. Does the working triangle of the kitchen create ease of function in the kitchen. Does the composition of the kitchen make it easier to clean and maintain. Do the finishes support long term wear and tear concerns. These are all issues that we think are just as important as the look of the tile or appliances. This is not to say the look is not important but all looks fade and everything requires maintenance. Before selecting materials based on mere appearance investigate the manufacturers care manual for the particular appliance or finish. If those instructions require techniques and supplies that are not already in the cleaning supply closet you need to know that up front. It won't necessarily change your selections, but it will give you the benefit of not being surprised when you have to purchase a special cleaning product.

Our design solutions go far beyond style and look. We encourage you to be thorough in your investigation of finishes and appliances. Everything that looks good is not always easy to maintain, long term value should be the ultimate quest.

Remove and Replace Sillcock

PROBLEM
The exterior water supply line for wetting the lawn, washing the car, gardening etc; is often a source of problems during the winter. Although a common problem, it is often over looked during winter months.
Water will remain in a copper or galvanized pipe line freeze and can cause the line to rupture.

SOLUTION
When possible a anti-siphon sill cock should be installed. This device has a long rod with a rubber washer on the end of it on the house side. (photo above). The washer prevents water flow to the fixture from its location inside the house eliminating the possibility of freezing water in the fixture within the wall and on the exterior. A shut off valve should be located inside the house behind the Sillcock fixture. It is not necessary to turn this valve off during the winter. However, if the house side where the fixture is located is not heated, the valve can be closed and the associated pipes should wrapped with insulating foam pipe insulation.

The exterior of the fixture should be firmly seated in the wall and finished to match the existing exterior finish. This repair helps to avoid freezing and potential water damage.
