Construction Knowledge Series - Column Supports
Porch columns can experience decay and excessive water infiltration at their bases. This can be due to the configuration of the roof overhang, the rain water down spout location or in the this case the configuration the handrail connections as well as the roof overhang.
A simple and cost effective solution to remedy this situation is to cut the column and place a decorative column base at the desired height. The process involves jacking up the porch to relieve the comprehensive load from the column, typically a 3 ton jack is all that is needed.
Consult an Engineer before making any changes to structural components.
Take a measurement from the bearing surface to the underside of the cut off column. When making the column cut it is important to make a level cut to insure adequate and level bearing on the new base. Be sure to save the undamaged base shoe of the column, you will need this finish piece after the column base is finished. Build the base to the exact height measurement form the bearing surface to the underside of the column. Be sure to add at least a 1/4" to 1/2" space to the full height measurement you've taken to allow you to be able slide the new base under the column.
Build the new box to the width and height dimensions you've gathered. Allow for a full square pressure treated base underneath your box as well as a top plate to close in the top of your box. Decorate all four sides of the box with your preferred trim or other decorative material, you can be creative at this point.

"Electric veres Gas Hot Water Heaters
In multi-unit apartment developments, there is always the question which is better, electric powered hot water or gas fired hot water heaters.
This is an example of an electric hot water heater installation. Electric hot water heater installations should be installed by a qualified plumber and electrician. Electric hot water tanks should be set on blocks to raise them above the floor. When using Pex water supply lines, connections to the hot water tank should be made in copper. (when using pex tubing, we prefer copper connections to all fixtures) Although many hot water installations only have a one shut off valve on the cold water side, we recommend installing a shut off valve on the hot water side as well. This makes replacing the hot water tank much easier in case of damage. Leaving about 8"- 12" below the valve if space permits allows the system to be turned off and pulled out without draining the entire system, only the tank itself needs to be drained.
Must codes require a separate electrical disconnect switch when wiring an electric heater. This switch should be securely mounted on a backer board in close proximity to the heater. Venting is not required for electric hot water heaters, so placement is not and issue however, consideration should be given the locating the heater in an area with adequate space for repair if needed. when multiple heaters are being installed care should also be given to the spacing between each heater. We recommend about 18"-24" if space permits.
In the main house electrical panel a double pole 30 amp breaker should be use to power the hot water heater. Again consult your local qualified electrician.
We typically specify 50 gal water tanks, even though they maybe only servicing 1 bedroom, 1 bath, and 1 kitchen in the apartment. We do this to make allowances for long showers and simultaneous use. Once completed, the installation should be neat, orderly and clean. The installation date should be clearly marked on the heater.

Remove and Replace Sillcock
PROBLEM
The exterior water supply line for wetting the lawn, washing the car, gardening etc; is often a source of problems during the winter. Although a common problem, it is often over looked during winter months.
Water will remain in a copper or galvanized pipe line freeze and can cause the line to rupture.
SOLUTION
When possible a anti-siphon sill cock should be installed. This device has a long rod with a rubber washer on the end of it on the house side. (photo above). The washer prevents water flow to the fixture from its location inside the house eliminating the possibility of freezing water in the fixture within the wall and on the exterior. A shut off valve should be located inside the house behind the Sillcock fixture. It is not necessary to turn this valve off during the winter. However, if the house side where the fixture is located is not heated, the valve can be closed and the associated pipes should wrapped with insulating foam pipe insulation.
The exterior of the fixture should be firmly seated in the wall and finished to match the existing exterior finish. This repair helps to avoid freezing and potential water damage.

Powder Rooms New or Upgraded
If your home has a basement powder room, your are truly fortunate. Having a second bathroom undoubtedly makes life easier. You rush home from a shopping trip, park the car, run up stairs, only to find the kids or someone else is in the bathroom and they are going to be awhile. "Built to Last Drywall Ceilings"
We install drywall ceilings. Our method involves removing plaster and lath from the existing ceiling. Installing a new 2"x4" wood stud framed ceiling support by steel metal track. We anchor our frames to the structural roof rafters above. Our objective is to build our ceilings to last as long as the original ceiling being removed.
We tape, finish and sand our ceilings with attention to seam detail and apply a combination primer and finish paint as our primer. We find that a flat finish paint is more receptive to the final finish coats. We have always used MAB paint products; now Sherwin-Williams, we maintain our relationship with a high quality paint product provider. Fixture by owner. We also installed 3 vinyl replacement windows for this application.

Neighborhood side walks in Philadelphia are filled with bumps in the road . We have all been on a block with a bugling sidewalk caused by tree roots. Tree roots belonging to trees planted in the mid 19th century. During the mid 19th century and late 20th century, Philadelphia neighborhoods were created by rowhouses, small, medium and large they were known as " The Workingman's House, The Streetcar town House, and the Urban Mansion Townhouse. On many of the newly created street corridors small tress were planted. Now big trees, 145 plus years of tree roots bugle to the surface creating dangerous sidewalk tripping hazards in need of repair.
Stripping, removing, forming and pouring new concrete can be an unexpected expensive, but the benefits of protecting the homeowner's home insurance policy against public liability far out weigh the cost of making the repair. Concrete cost about $185 per yard delivered by truck. Then the cost of any lumber needed for forming, bulk heading and cost for labor is added to come up with the total replacement cost. Sidewalk concrete should of adequate strength. A mix capable of achieving 3500 psi maximum strength is recommended. The mix is factory made and can be tested by a slump test upon delivery.
The rest is all in the hands of the finishers. The key to the whole thing is the finisher. He/she has a deliecate hand and feel a built time clock which tells him/her when to rub, when to finish, when to line, when to buff and when to brush. Tape it off and its done.

"Poolside in Lavarock, PA
Pool side sun rooms simulate value and provide comfort for their occupants. Naturally cooled by 10 operable PELLA windows and lite by natural sunlight with 3 staggered rooftop skylights this Lavarock, PA sun room does just that! In 1999, we were ask to come up with a design and re-build the sun room. The sun room features custom built column post and trim, a radon slate floor, and 6" knotty pine tongue and groove planks on the ceiling and two 52" surface mounted ceiling fans.Our client primarily requested simple but elegant design and ease of maintenance.
We delivered elegance, ease of maintenance, security and value. All of the original finish materials were removed. What remained was the structure which we beefed up. The roof decking which was in pretty good sharp did not have to be removed. Each column post was removed and custom rebuilt in place one by one. Each window opening was measured and laid out perfectly centering the front 8 operable windows on a center fixed pane window. Each window bank was trimmed with an exact 1/2" space between each window for finish trim. 25 year shingles and non- operable doom skylights.
