Increase Home Value & Comfort with Simple Upgrades

Simple residential upgrades that increase home value and comfort.

Many Philadelphia homes have great character and vintage features. If your a person who likes old features, why not keep them and build upon them with simple upgrades and small added features. Budgets for this kind of work can be very manageable.








Strip off the old paneling and dress up old base boards. This style of remodeling takes special skill and is often overlooked with big budget remodeling cost. But there is another more cost effective way to remodel.



Add new drywall on wall and ceiling surfaces to create a new smooth look. Select a 2 color scheme that fits your personality. Using a bright white high gloss white paint on base boards and trim will always make your selected colors pop.

Construction Knowledge Series - Rental Upgrades


Add Value to Your Rental Property 

Add a custom paint job to your rental to elegance and character while maintaining easy to clean surfaces.
Add laminate flooring to enhance the entry experience without exceeding your budget. 10mm laminate floors are durable and add a touch of class to an interior. Add new access base shoe trim to cap off your new the new floor.







Add quarter round trim with two tone paint to create detail at existing features.

Construction Knowledge Series - Column Supports


     

                                                         Custom Built Porch Column Supports
Porch columns can experience decay and excessive water infiltration at their bases. This can be due to the configuration of the roof overhang, the rain water down spout location or in the this case the configuration the handrail connections as well as the roof overhang.

 A simple and cost effective solution to remedy this situation is to cut the column and place a decorative column base at the desired height. The process involves jacking up the porch to relieve the comprehensive load from the column, typically a 3 ton jack is all that is needed. 

Consult an Engineer before making any changes to structural components. 

Take a measurement from the bearing surface to the underside of the cut off column. When making the column cut it is important to make a level cut to insure adequate and level bearing on the new base. Be sure to save the undamaged base shoe of the column, you will need this finish piece after the column base is finished. Build the base to the exact height measurement form the bearing surface to the underside of the column. Be sure to add at least a 1/4" to 1/2" space to the full height measurement you've taken to allow you to be able slide the new base under the column. 

Build the new box to the width and height dimensions you've gathered. Allow for a full square pressure treated base underneath your box as well as a top plate to close in the top of your box. Decorate all four sides of the box with your preferred trim or other decorative material, you can be creative at this point.
