Don't Over Estimate Value -Selecting Finishes

The first thing to remember is that everything the glitters isn't gold and won't give you the return on investment you intend.  You will need to consider the importance of recognizing a fade when you see one, Remember the digital watch, the pager, etc.

Don't over estimate value. Do you remember the first digital watch, or even better the first cellular phone. Understanding the end user market you are trying to attract and the overall objective of your investment strategy will be your key to success. Material selections for rental properties verses flip properties for new homeowners can be the most critical decision you'll make when investing. The market will tell you that granite counter-tops hardwood floors and ceramic tile are the only features that will sell the rental unit or newly renovated home. Although this is not totally untrue, care should be taken to evaluate your market and the end user and the importance of maintaining installed products.



I remember when Formica counter tops where touted as the next best thing to sliced bread. I also remember when brown, white or patterned wall paneling was more widely used then drywall. I'm not suggesting that these materials weren't the right choices at the time, I'm merely suggesting that materials are marketed for both the public's perception of style at the time and the manufacturers play on that desire verses need. After all does a stainless steel stove cook better then a black or white stove, is it easier to clean. 
I contend that composition is just as important as style. How a kitchen is arranged is just as important as style. Does the working triangle of the kitchen create ease of function in the kitchen. Does the composition of the kitchen make it easier to clean and maintain. Do the finishes support long term wear and tear concerns. These are all issues that we think are just as important as the look of the tile or appliances. This is not to say the look is not important but all looks fade and everything requires maintenance. Before selecting materials based on mere appearance investigate the manufacturers care manual for the particular appliance or finish. If those instructions require techniques and supplies that are not already in the cleaning supply closet you need to know that up front. It won't necessarily change your selections, but it will give you the benefit of not being surprised when you have to purchase a special cleaning product.

Our design solutions go far beyond style and look. We encourage you to be thorough in your investigation of finishes and appliances. Everything that looks good is not always easy to maintain, long term value should be the ultimate quest.

Building Use Registration: Did You Know

Use registration is function of the zoning process. In Philadelphia a use registration permit is required to change a building from an existing use to a new use. For example, you purchase a warehouse building and you want  to change the use to a dance studio, a change in use permit is required. The process also serves as notice to the community of the new intended use of the building. In must cases contact with the local community organization is required. Private owners may represent themselves at zoning, however; corporations and religious institutions must be represented by an attorney. Drawings of the new intended use for the building must be presented during the zoning hearing.
