"Electric veres Gas Hot Water Heaters

 

In multi-unit apartment developments, there is always the question which is better, electric powered hot water or gas fired hot water heaters. 

This is an example of an electric hot water heater installation. Electric hot water heater installations should be installed by a  qualified plumber and electrician.  Electric hot water tanks should be set on blocks to raise them above the floor. When using Pex water supply lines, connections to the hot water tank should be made in copper. (when using pex tubing, we prefer copper connections to all fixtures) Although many hot water installations only have a one shut off valve on the cold water side, we recommend installing a shut off valve on the hot water side as well. This makes replacing the hot water tank much easier in case of damage. Leaving about 8"- 12" below the valve if space permits allows the system to be turned off and pulled out without draining the entire system, only the tank itself needs to be drained. 

Must codes require a separate electrical disconnect switch when wiring an electric heater. This switch should be securely mounted on a backer board in close proximity to the heater.  Venting is not required for electric hot water heaters, so placement is not and issue however, consideration should be given the locating the heater in an area with adequate space for repair if needed.  when multiple heaters are being installed care should also be given to the spacing between each heater. We recommend about 18"-24" if space permits.
In the main house electrical panel a double pole 30 amp breaker should be use to power the hot water heater. Again consult your local qualified electrician.

We typically specify 50 gal water tanks, even though they maybe only servicing 1 bedroom, 1 bath, and 1 kitchen in the apartment. We do this to make allowances for long showers and simultaneous use.  Once completed, the installation should be neat, orderly and clean. The installation date should be clearly marked on the heater.
