Construction Knowledge Series

Termination Bars - Roofing

The process of installing termination bars helps to terminate roofing membrane material as it turned to cover rasied parapet walls. Parapet walls provide for the retention of rain water and can serve as fire seperation walls when located between buildings.


Termination bars are anchored to the existing wall systems using approved anchors for that particualr wal' l system. In this the parapet walls and other roof penetrations where constructed of masonry brick. To begin installation, the wall is surveyed for the lowest point of rroofing material. A level caulk is struck from the lowest point along the wall protion. (understanding the acess material above the termination bar will be cut off). 3/8" diameter holes are drilled along the caulk line at 16" - 24" o.c. 
Then 1 1/14" galvanized anchor screws with washers were used to attach the bar to the wall. Additional holes were required in some locations where the wall material changed or where adequate anchorage could not be acheived.

Modular Building Construction


Modular building construction is very effective method to controlling traditional on site construction cost.  Over the last few decades the process has become more sophisticated to include a variety of building types. Primarily used initially in residential home construction, the process now includes charter schools, hotels and motels, medical buildings and many other building types where cost control and time of completion are most criterial.

 

Prior to product delivery, site preparation is undertaken to pave the way for smooth installation and erection. Foundations are installed and modifications are made to any adjacent structures. In addition to normal coordination activities, transportation requirements must be analyzed and planned for the wide load delivery of modules. Local state highway agencies are notified and  approvals are granted route delivery.



The process is based on a high level of precision. Cranes are employed to lift and place each module into place. The modules are pre-erected and then disassembled at the manufacturer's facility to insure the accuracy of  field connections. The manufacturer's ability to construct each module in an control environment minimizes defects during construction process.

 

Each module is inspected for compliance with the design, placement and inter-connecting components. Building mechanical systems are assessed to connection between each module to insure seamless operation of the building once fully assembled.

Construction Knowledge Series - RCP Tie- In

Reinforced Concrete Pipe Tie- Ins



We have worked with and managed the operations one Philadelphia's most skilled excavators.  This is an installation behind the new Lowe's shopping center in west Philadelphia. 


The process of making a tie-in to a reinforced concrete pipe involves excavating in the location down to the depth of the existing pipe. Once exposed to a suitable depth where men can work, a hole is cut into the existing pipe both by hand and mechanical means. The inside of the pipe is cleared of debris from the cut out and prepped to receive the hub. The hub is inserted into the hole and supported by masonry blocks to achieve the required pipe slope.



The hub is cemented into place. After this phase is completed backfill material is placed around the tie-in hub and worked outward to support the length of pipe to be connected to it. This operation takes place several feet below grade. (surface). In this condition, the depth was approximately 25 feet below grade steel sheet piles were used to whole back the earth.



The new length of pipe is then placed on top of additional backfill material maintaining the established slope. This connection is also sealed with cement.



The entire connection then sealed by encasing it in concrete poured from above. The excavator is responsible for making the access to the work area safe for other suppliers to access the work area. A site compacted site ramp had to be constructed by the excavator to allow access for the concrete truck. The ramp had to be suitable to carry the weight of  concrete truck fully loaded with concrete.



Concrete is cleared from the top of the 24" pipe to allow for inspection by the engineer.

Site Excavation
 

Site excavation is the process of preparing the site for the installation of the foundation system. During this phase, the site was previously prepared by demolition of existing buildings and leveled. Brick, stone, and other trash debris remain on site from the demolition and must be cleared. The process involves digging with heavy equipment, loading material into a screening equipment and sifting material for replacement. Once the material is sifted its replaced and rounded. The excavator using plans prepared by the civil/structural engineer and transfers the locations of piles, caps, footings etc onto the ground. Once the layout is complete, the excavator digs to a predetermined depth established by the engineers drawings. Inspection is performed by the structural engineer to verify the stability of the material at the required depth. If any changes are required they are made at that time.





In some cases ground water is found and adjustments are made by the engineer and carried out by the excavator. In this case stone was added to the base of the excavation to stabilize the soil. Excavation is a multi- functional task with several operations going on at the same time. The site is being excavated, bad material is being separated, loaded into trucks and hauled off site for disposal; metals are being removed and recycled; soil materials are continually being screened and relocated around the site; and the layout manager is continually laying out the next structural element to prepared. Scheduling and coordination to control impending cost factors is vital to the work of the excavator.

Site Work Construction
    

Site work is the process of preparing the site for construction. Site work can include the demolition of existing buildings, vegetation clearing, grading and topography leveling. Large projects involve heavy equipment, specialize training and skilled labor. Notwithstanding the equipment and labor the process of bringing down large buildings requires strategic and logistical planning far in advance of the work taking place. The cost of safety training, diesel fuel, equipment maintenance, protection of adjacent private and public property, pedestrian safety about the construction site are just some of the components that are considered. Often overlooked or misunderstood by the general public, this phase of construction is one the most important aspects of the project. This phase paves the way for soils testing by environmental and geo-technical engineers and leads to a determination of soil bearing capacity which guides the structural engineer in selecting the appropriate structural system for the building.

Existing condition drawings are a great source of quickly conveying information to bankers, clients and colleagues. Although drafting techniques have greatly  evolved with the use of computer aided drafting software, there are instances where a hand drawings can be utilized and less costly.

Hand drafting is an art, much like the 35mm camera, the art of aperture control, shutter speed in the creation of amazing photographs can't be replaced by the digital age. I have never seen a photographer on the side line at a basketball game with a digital camera. Creating hand drawings invokes a connections to whats being drawn that one other method can invoke. For obvious reasons, computer aided drafting software add benefit when drafting repetitive floors, making changes etc. but for the simple drawing or documenting a single floor, hand work is still a very useful tool.

How to Contract with US


CONTRACTING                                                                      

We generally contract under the following platforms.

1.     General Construction Manger (GCM)

In this arrangement projects are larger and require multi-trade disciplines to be successfully completed. Acting as the GCM, we contract with the owner for oversight and trade management for the project. The contract method is a negotiated “ Not to Exceed Specific Sum “ contract  between the GCM and the Owner.

Based on the negotiated “Not to Exceed Specific Sum” contract, the GCM bids and negotiates with subcontractors. We qualify and contract directly with the subcontractors for specific trade installations. The contract method is a “Guaranteed Maximum Price” (GMP) contract between the GCM and the Subcontractor.

Under no circumstances are change orders awarded under this contract method. However, in the event of a public safety hazard, potential property damage, potentially dangerous condition; the work should halted and the site shut down and the GCM notified immediately. There will be no acceptance by the GCM of activities initiated by the subcontractor without prior discussion and written approval. Unsubstantiated change order work, request for payment or acting outside the written scope of work in the contract will not be tolerated.

Subcontractors are cautioned and given specific instructions with clearly written scopes of work for work being performed under the contract.

 2.      Direct Contracting (Direct Service Provider) (DSP)

In this arrangement projects are smaller and require smaller crews to be successfully completed. Acting as the direct service provider, we contract with the owner for the performance of the project work. The contract method is a negotiated “Lump Sum plus cost “ contract  between the DSP and the Owner.

Based on the negotiated “ ” Lump Sum plus cost contract, the DSP purchases the materials and provides labor for the completion of the project work.  . We qualify and confirm directly with the owner the specific materials and design layouts for the installations. The owner must sign an addendum to the contract specifying selected finish materials required. Any changes to the predetermined finishes are subject to additional charges to the contract. Additional charges include but are not limited to change in lighting, paint color, flooring hardwoods, cabinetry, equipment locations etc. All changes will be priced and the price approved by the owner prior to any change being initiated.

I've been fortunate to work with clients who have great vision. They can see were they want to go and know when they want to get there and are smart enough to realize the need for a professional to layout the road map, follow direction and ultimately protect and save them from costly extra charges. We are experts at this. We thrive in intense environments where schedules are tight and excellence is the expectation. Our clients love it.


The Building of "The Mathematics, Civics and Science Charter School" was a complete success, built on time and at a cost savings to the owners.

The project involved the coordination and delivery of 24 modular steel boxes that would comprise the addition that housed  high school student classrooms and science lab. When arrived in Canada, the manufacturer had built and assembled 90% of the school and preparing to ship the school to the states. WE inspected the units and questioned the manufacturer on deliverable s and procedures preparing them for their transport of the school product.


The precision of our crane operator was remarkable. Every modular unit was set meeting or exceeding the manufacturers requirements. Once movement coordination from the staging area at 8th and Spring Garden street was established, we set an average of 4 boxes per day for a total of 6 days of unit installations, an amazing accomplishment if we must say so ourselves. It also helped to have a client who trusted us and gave us full autonomy on the project.


I employed people controls and administrative controls for the project. Data was gathered everyday on every activity taking place on the job site. Issues of future concern were identified early and addressed avoiding any delays. The school had to be opened on time and in September. No questions.




I take our ability to deliver a project on time and without costing any additional funds caused by our effort every seriously. If there are issues of concerns, as there often are on construction projects, I take pride in our foresight and ability to avoid costly overruns. Likewise, I believe in an honest days pay for an honest days work and that's the way I manage. Production is critical to success completion and people are critical to production. So stern yes, but I genuinely care about the men and women working on our projects. I am concerned with and believe in safety for and rewarding individuals and subcontractors when the project is done well. I put my heart into it and that attitude is picked up by the people around me and they take on the same attitude or move on.
