CONTRACTING
We generally contract under the following platforms.
1. General Construction Manger (GCM)
In this arrangement projects are larger and require multi-trade disciplines to be successfully completed. Acting as the GCM, we contract with the owner for oversight and trade management for the project. The contract method is a negotiated “ Not to Exceed Specific Sum “ contract between the GCM and the Owner.

In this arrangement projects are larger and require multi-trade disciplines to be successfully completed. Acting as the GCM, we contract with the owner for oversight and trade management for the project. The contract method is a negotiated “ Not to Exceed Specific Sum “ contract between the GCM and the Owner.
Based on the negotiated “Not to Exceed Specific Sum” contract, the GCM bids and negotiates with subcontractors. We qualify and contract directly with the subcontractors for specific trade installations. The contract method is a “Guaranteed Maximum Price” (GMP) contract between the GCM and the Subcontractor.
Under no circumstances are change orders awarded under this contract method. However, in the event of a public safety hazard, potential property damage, potentially dangerous condition; the work should halted and the site shut down and the GCM notified immediately. There will be no acceptance by the GCM of activities initiated by the subcontractor without prior discussion and written approval. Unsubstantiated change order work, request for payment or acting outside the written scope of work in the contract will not be tolerated.
Subcontractors are cautioned and given specific instructions with clearly written scopes of work for work being performed under the contract.
2. Direct Contracting (Direct Service Provider) (DSP)
In this arrangement projects are smaller and require smaller crews to be successfully completed. Acting as the direct service provider, we contract with the owner for the performance of the project work. The contract method is a negotiated “Lump Sum plus cost “ contract between the DSP and the Owner.
Based on the negotiated “ ” Lump Sum plus cost contract, the DSP purchases the materials and provides labor for the completion of the project work. . We qualify and confirm directly with the owner the specific materials and design layouts for the installations. The owner must sign an addendum to the contract specifying selected finish materials required. Any changes to the predetermined finishes are subject to additional charges to the contract. Additional charges include but are not limited to change in lighting, paint color, flooring hardwoods, cabinetry, equipment locations etc. All changes will be priced and the price approved by the owner prior to any change being initiated.
