Project Description: Interior Alterations & 3rd Addition to convert an existing 2 1/2 story single family structure into a 3 story structure with 3-1 bedroom apartments. Each apartment features central air, hardwood floors, ceramic tile bathrooms, lighting and stainless steel appliances. The 2nd & 3rd floor apartments will also feature outdoor pressure treated decks. Building Use Registration: Did You Know

Use registration is function of the zoning process. In Philadelphia a use registration permit is required to change a building from an existing use to a new use. For example, you purchase a warehouse building and you want  to change the use to a dance studio, a change in use permit is required. The process also serves as notice to the community of the new intended use of the building. In must cases contact with the local community organization is required. Private owners may represent themselves at zoning, however; corporations and religious institutions must be represented by an attorney. Drawings of the new intended use for the building must be presented during the zoning hearing.

On May 26, 2011 - Hung last set of drapery and perform our final walk through with the client. 








700 s.f. of 3/4" yellow pine hard wood flooring was installed, 7 seven rooms were painted with there colors. Chopsticks (beige) in four bedrooms with white ceilings and green sprout in the living and dining rooms with white ceilings.

Project 4952011 - Styles Seafood Takeout Restaurant- Philadelphia

On May 16th the Francisville CDC in Philadelphia voted to accept our design solution for the Styles Seafood Take Out Restaurant. The Community voted 30 to 5 in favor of the design and agreed to allow a change in use variance for project. Next Step Zoning Board of Adjustment Hearing.

So You're Ready to Buy: Simplified list of forms and brief explanations


So you’re ready to buy a property and not sure what you need to do to get started. This article list the required documents and gives a brief description of how they are used. The order in which the documents are signed is not as important as understanding the role and purpose of each document. We prefer to set up what we call a “ Signing Appointment” with our clients.  The “Signing Appointment” is usually in a relaxed and comfortable environment, typically selected by our client.





  1. Consumer NoticeThis form requires a signature and discloses the business relationship available to consumers when working a realtor. This form should be and is provided at the initial client meeting.
  1. Business Relationship Agreement - This form requires a signature and establishes the buyer agency relationship between the buyer and agent. The form is signed once all the terms of the relationship are agreed to by the buyer and agent.
  1. Buyer’s Estimated Closing Cost- This form requires a signature and is generated to give the buyer an estimate of the cost to close (purchase) the property. This form is prepared by the Buyer Agent for the buyer and is coordinated with cost information that may come in later; i.e. final loan cost, title cost(based on final purchase price) etc.
  1. Affiliated Services Addendum (RESPA)-This form requires a signature and provides for disclosure of affiliated business relationships the broker may have with providers’ of services required on the transactions i.e. settlement, mortgage, title and home warranty business relationships. This form is required whether the buyer uses these services or not.
  1. Mold Disclosure and Waiver- This form requires a signature and acknowledges the broker’s issuance and notification of the buyers’ right to obtain a home inspection. This form is required. More information on MOLD
  1. Lead Base Paint Notice (for Philadelphia)- This form requires a signature and acknowledges the broker’s issuance and notification of the buyers’ right to obtain a lead paint inspection. This form is required. More information on LEAD
  2. Deposit Money Notice- This form requires a signature and serves to notify the buyer of how and to whom the Earnest Money Deposit will be distributed, the brokers’ involved in the transaction and identifies which broker holds the deposit. This form is required.
  1. Co-op Broker’s Compensation Letter.- This form requires initials and acknowledges that the buyer has been made aware of the distribution of commission funds. This form is required
  1. Agreement of Sale- This form requires the signature of both the seller and the buyer. The final terms of the agreement are negotiated through offers and counter offers between the seller and buyer prior to final execution. This form is required.

Targeted Investing

Everyone needs a home of their own. Investors are encouraged to focus on smaller single family homes suitable for first time home buyers. They are out there. Properties with low acquisition cost and moderate repair cost budgets are a realistic investment strategy for the start up investor or the seasoned investor who traditionally focused on larger more expensive properties.

Consider purchasing a foreclosure for under $25,000 dollars in a solid neighborhood close to transportation, shopping, schools and community support agencies. This combination is not hard to find. Surprisingly, there are areas like this all over Philadelphia. Focus on life safety and comfort repairs that will bring the property up to standard. New heating systems, roofing, electrical systems are critical components. These items will most definitely be inspected during a home inspection.  Build future equity into the property with a new kitchen and bathroom. Standard bath fixtures are economically priced. Be creative. There are a variety of suppliers offering discounted pricing on cabinets and counter tops and appliances. Focus on accessory components such as closet space and basements. Basements don’t necessarily have to be finished but they should be clean neat,dry and mold free. Washer and dryer hook ups are also a nice touch and a reasonable budget item. Be careful to assess the door opening widths to the basement to be sure equipment has adequate clearance. Keep it simple. In today’s market less is more. Some investors make the common mistake of over renovating, selecting products based on their personal likes and dislikes. This is not advisable. Don’t over do it.  A newly renovated home need only be clean, have good craftsmanship and quality products to attract buyers. If there is an overwhelming impulse to get fancy, relegate purchases to finish items such flooring and paint. Especially paint, using two colors and accenting wood trim is a proven technique that creates elegance. There are also trim package alternatives that are very useful. Work in the range of the target buyers. Think family, comfort and stability for the buyer.
